Days out - Time to look beyond the capital
Land has long been one of the most attractive investments, often holding or increasing its value over the long term. Whilst London has been the preeminent place for many in the property investment field, its soaring property prices have opened up new, more affordable areas in the north of the UK that are catching the eyes of savvy investors.
Regional property markets
Manchester is one of the best areas for property investment. Despite its large size and being home to many attractions that make it a rival for London, Manchester properties are still affordable to many, with the average house costing just £155,000, compared to London, where the average house could set you back around £535,000. Unlike London, properties in this price range are also not difficult to find, providing you have a good agent, such as Harry Dhaliwal. Proof that Manchester is the UK’s hottest ticket after London is offered by BBC’s MediaCityUK, the extensive expansion currently underway; the region’s MetroLink tram systems; and the cultivation of a trendy Northern Quarter.
Birmingham is another big northern city that offers many investment opportunities. The city has a large student population, so there is always a call for suitable accommodation for young adults, and the HS2 rail link will open the city up even more, making it easier and quicker for business to be carried out between here and London. Birmingham will also benefit from a £6 million investment scheme.
Having grown significantly over recent years, Leeds is now considered to be one of the biggest financial centres outside of London. As such, many young professionals are being drawn to Leeds as an alternative to London, and property is one area that is benefiting from this white-collar influx. Similarly, Sheffield, also in Yorkshire, offers plenty of investment opportunities. Once a manufacturing city - it is known as the Steel City - it is now becoming home to technology companies, thereby acting as a draw for today’s brightest tech sector professionals.
Kent and Sussex in the south of England are also proving popular. Whilst still a bit pricey, Hythe in Kent is a picturesque town located next to the English Channel that is excellent for travelling for business to the Continent. It is also only an hour away from London with the HS1 rail link. It may be more attractive to slightly older property buyers as it lacks the urban feel of the northern cities so attractive to young adults. Hove in East Sussex, meanwhile, may not have the sexiness of Manchester or Birmingham, but for property investors wishing to attract a different kind of buyer, it offers beautiful beachfront homes for under £200,000. Most of these are flats, but even family homes are considerably cheaper than London.
For some years now, property investors have realised that London is effectively “played-out” when it comes to making money from buying and selling properties. This is encouraging for previously unconsidered regions in the UK, which are now experiencing increased prosperity and attractiveness to today’s property buyers.
